If you use Guesty to manage professionally operated entire properties in the UK, you can connect selected listings to VivreStays through Guesty’s Distribution area. We then review your supplier account, provide your VivreStays login details and ask you to complete the required agreement and listing checks before anything goes live.

The safest way to start is with a controlled group of properties. This lets your team verify availability, rates, content and booking rules before you expand the connection across a larger portfolio.

Before connecting, check that the first properties you nominate meet our current public supplier standards:

  • They are entire properties in the UK, not shared accommodation or room-only listings.

  • Each property has a fully equipped kitchen, free Wi-Fi, fresh linen and towels.

  • Weekly cleaning is included or can be provided within the rate structure.

  • Your team can provide 24/7 emergency support when required.

  • Your business has a reliable service history and evidence of positive guest outcomes.

  • Your availability and pricing processes are actively managed.

Our supplier application and qualification checklist is the starting point. Meeting the checklist allows you to apply; it does not guarantee approval or bookings.

What the Guesty connection is designed to do

Professional property managers already have a central operating system. We do not want you maintaining a separate calendar and retyping the same property information if a supported connection can carry the relevant data.

Our current Guesty integration guide connection can support availability, pricing and property content. It describes automatic availability syncing, while seasonal pricing and content such as pictures, descriptions and amenities are refreshed daily at midnight.

Those details matter because not every field follows the same schedule. Availability may need a faster update path than descriptive content, and your team should never assume that a cleaning fee, minimum stay, restriction or discount moves between systems unless the specific connection has been tested.

Prepare Guesty before you connect

Choose a pilot group that reflects how your portfolio really operates. Include enough variation to expose problems, but keep the group small enough to check carefully.

For each pilot listing, confirm:

  • the property is active and complete in Guesty;

  • the address, property type, bedroom count, capacity and amenities are correct;

  • live availability matches your operational calendar;

  • seasonal rates and any long-stay rate plan are deliberate;

  • cancellation rules are suitable for the intended booking route;

  • minimum-stay and advance-notice settings are understood;

  • taxes, cleaning, servicing and other fees have a named owner in your team; and

  • the listing has current images and a clear description.

Connect Guesty to VivreStays step by step

  1. Sign in to your Guesty dashboard with an account that can manage distribution.

  2. Open Marketing and Sales from the left-hand menu.

  3. Choose Channel management, then Distribution.

  4. Find VivreStays and select Connect to VivreStays.

  5. Confirm that you have already signed up and understand that the channel may require additional information.

  6. Continue to the listing-connection stage.

  7. Set the relevant cancellation policy.

  8. Select the specific pilot listings you want to connect.

  9. Complete the Guesty connection process.

  10. Wait for the listings to show as pending while our onboarding team reviews the account.

  11. When we issue your VivreStays login details, sign in and review the current Supplier Agreement.

  12. Complete the final checks with us before the approved listings are activated.

Run a field-by-field check before activation

The connection is not finished when the status changes. It is finished when the data received by VivreStays matches the commercial and operational decisions in your source system.

  • Availability — Public guide: calendar data is synced automatically. Supplier check: block a test period in Guesty and confirm the VivreStays view changes as expected.

  • Seasonal pricing — Public guide: refreshed daily at midnight. Supplier check: compare representative weekday, weekend and future-season dates.

  • Property content — Public guide: pictures, descriptions and amenities are included in the daily refresh. Supplier check: check capacity, amenities, images and property description.

  • Cancellation policy — Public guide: selected during the Guesty connection process. Supplier check: confirm the policy shown is the one your commercial team approved.

  • Fees and discounts — Public guide: not fully explained on the public Guesty guide. Supplier check: confirm cleaning, servicing, long-stay discounts and other fees with our onboarding team.

Protect availability and reduce double-booking risk

A connected calendar is an important control, but no integration should be treated as a guarantee against double bookings. Delays, mapping errors, disconnected listings, manual overrides and unreviewed settings can still create exposure.

Use a simple operating routine:

  • Keep Guesty as the agreed source of truth for the connected listings.

  • Avoid making parallel availability changes in several systems.

  • Investigate any disconnected or failed-sync status promptly.

  • Recheck calendar behaviour after adding a new listing or changing a connection.

  • Review any manual booking before overriding existing blocks.

  • Maintain a clear escalation route for urgent inventory conflicts.

Build rates for the full stay, not just the nightly headline

Guesty can help you manage rates centrally, but the commercial decision remains yours. For a longer booking, compare the expected net contribution with the realistic short-stay alternative over the same dates.

Include utilities, weekly cleaning, linen, maintenance, guest support, channel costs, cancellation exposure and the value of any displaced peak nights. Longer stays may reduce turnovers and acquisition effort, but they are not automatically more profitable.

If you want to use a long-stay discount, decide which dates and properties can support it before you connect. Then confirm how that rate or rule is represented through the Guesty connection rather than assuming every discount is transferred in the same way.

Scale only after the pilot passes

Once the pilot properties have passed the content, calendar and pricing checks, you can plan a wider rollout. Add listings in manageable groups so that your team can identify whether a problem is property-specific or connection-wide.

A sensible expansion checklist is:

  1. Record the successful pilot configuration.

  2. Group similar properties with the same operating rules.

  3. Correct source data in Guesty before each new batch.

  4. Connect and review the new batch.

  5. Confirm live status only after approval and data checks.

  6. Monitor the first enquiry or booking workflow closely.

The aim is not to connect the largest number of properties quickly. It is to give us accurate, well-managed supply that your team can service reliably when a suitable requirement arises.

Does connecting Guesty guarantee long-stay bookings?

No. A supported connection can make suitable inventory easier to manage, but it does not guarantee supplier approval, enquiries, occupancy or booking volume. Opportunities still depend on the client requirement, property suitability, location, availability, price and service standards.

Should we connect every Guesty listing at once?

Guesty’s connection flow allows you to select listings, but we recommend starting with a controlled group. A pilot makes it easier to verify data and correct your process before scaling.

Does the integration prevent all double bookings?

99.9% the answer is yes. However no integration should be treated as an absolute guarantee. Connected availability can reduce manual duplication and booking conflict risk, but your team must still monitor connection health, mapping and overrides.

Which Guesty fields are sent to VivreStays?

Our current public guide names availability, pricing, pictures, descriptions, amenities and other property information. Exact field behaviour and refresh timing should be confirmed against the live connection during onboarding.

How are cleaning fees and long-stay discounts handled?

When do connected listings become live?

The public workflow describes a pending stage followed by VivreStays onboarding, account approval, login setup, agreement review and final activation. Approval is not automatic, and only checked listings should be pushed live.
